List of responsibilities
There are many things to take care of in an apartment. On this page, you can check who is responsible for each item.
Purchase and maintenance of a smoke detector
- Responsible party: Maintenance company
Replacement of burned-out light bulbs; includes replacement of refrigerator, oven and kitchen hood lights
- Responsible party: Tenant
Replacement and inspection of fuses
- Responsible party: Tenant
RCD (residual-current device) testing/resetting
- Responsible party: Tenant
Defrosting the freezer and cleaning the defrost water outlet of the refrigerator
- Responsible party: Tenant
Purchase of antenna and internet cables
- Responsible party: Tenant (except for the Ethernet cable in the electrical cabinet)
Apartment lamps and screw terminal/lamp base hook
- Responsible party: Tenant
Repair and replacement of light switches, sockets, internet sockets, antenna and telephone sockets
- Responsible party: Maintenance company
Repair or replacement of the apartment’s fixed appliances, furniture and fittings
- Responsible party: NAL Asunnot
Measuring the temperature of the apartment
- Responsible party: Tenant
Note! The temperature should be approx. 20-22°C in the middle of the living area, at a height of at least 1 m from the floor.
Repair or replacement of radiators and their parts and venting of radiators
- Responsible party: Maintenance company
Cleaning the kitchen hood and grease filter
- Responsible party: Tenant
Cleaning the supply air valves and exhaust air valves
- Responsible party: Tenant
Note! Under no circumstances should the ventilation valves be blocked or closed completely!
Repair and replacement of supply and exhaust air valve filters
- Responsible party: Maintenance company
Cleaning the bathroom odour trap and floor drain
- Responsible party: Tenant
Cleaning the kitchen sink odour trap
- Responsible party: Tenant
Unblocking a drain if cleaning the odour trap and/or floor drain is not sufficient
- Responsible party: Maintenance company
Washing machine and dishwasher installation
- Responsible party: Tenant
Plugs for the inlet and drain hose of the washing machine (if the tenant has their own washing machine)
- Responsible party: Tenant
Purchase of plugs for washing machines and bathtubs (if plugs were already in place at the time of moving in)

Repair and replacement of plumbing fixtures, e.g. replacement of a sink
- Responsible party: NAL Asunnot
Installation of roller blinds or Persian blinds
- Responsible party: NAL Asunnot
Repair or replacement of window and door frames, seals and glass
- Responsible party: NAL Asunnot
Security lock installation
- Strictly forbidden!
Lock repair and re-keying
- Responsible party: NAL Asunnot
Note! The cost will be billed to the tenant if they have caused the damage.
Painting of the apartment and repair/replacement of floor material
- Responsible party: NAL Asunnot
Snow removal from stairs/walkways that lead only to the tenant’s own apartment
- Responsible party: Maintenance company/Tenant
