Payment of rent

The due date for rent payment is always the second business day of the month. The rent is paid with an apartment-specific reference number, which is shown on the invoice. If the reference number can’t be used for some reason, the name and address of the tenant has to be notified in the message field of bank transfer.

Lost keys

In case your key gets lost, please report it to the customer service of NAL Asunnot (in Helsinki, Espoo and Vantaa) or to the local housing instructor (in other cities.) The tenant has to pay for the new keys.

Services Available to the Tenants

Free Internet

The rent of the apartments includes a broadband connection (speed 10M) provided by Elisa. However, the tenants must pay a subscription fee of €30 for the service with the first month’s rent. After the initial fee, the internet service is free of charge.
Increasing the speed of the service is possible during registration or later. You can also make arrangements with another internet service provider and pay the resulting monthly fees yourself.
You can gain access to the service online at elisa.fi/laajakaista, in an Elisa store or by calling Elisa’s customer service and providing your contact information.

Sauna and Laundry Room

Most of our buildings have a free sauna and laundry room intended for the residents.
Further information on making reservations for the sauna and laundry room is available from the customer service of NAL Asunnot.

Club room

Many of our buildings have a club room that tenants can reserve for their use free of charge.
The club room can be used for remote working or hosting a little Christmas party or other events that you don’t want to host in your home, for example.

Parking Spaces

Most of our houses have a few parking spaces for tenants. Please inquire from the customer service if you are interested in renting one.

Facebook Group for Tenants

Many of our buildings have a dedicated Facebook group where you can keep in contact with your neighbors, discuss current events, borrow items or sell furniture for example.
You can find the group from Facebook by looking from Facebook groups for a group with your home building’s address. Information regarding the Facebook group of your building is also available from the residential instructor in your area.

Residential Activities

The residential instructors and tenant committees organize various activities for the tenants, such as movie nights and exercising opportunities.
Each building also has a resident committee that makes decisions on common residential issues, such as how to spend money that is given to the building. The money can be used to organize parties or purchase communal utility items, for example.
You are welcome to join the activities! Information regarding the residential activities is available from the residential instructor in your area.

Residential Instruction and Advise

The residential instructors are regularly accessible at the building and you can approach them with any housing-related questions you might have. Don’t hesitate to contact the instructors! The information regarding the residential instructor for your building can be found here or in your building Facebook-group and on the bulletin board.

Disturbances

Everyone has the right to undisturbed housing and domestic peace. It is not allowed to disturb the neighbors in the apartment or the public area. In particular between 10.00 p.m. and 7.00 a.m. making noise should be avoided. Loud noise is not allowed at other times of the day either.

To ensure the safety and comfort of everyone, each tenant must comply with the same building rules and regulations.

The tenants must also make sure that their guests follow the rules. Breaking the rules may lead to liability to compensate for damages or the eviction of a tenant.

Disturbance report

If your neighbor disturbs you, try first to solve the situation with them. If needed, call the police. If the disturbances continue, make a disturbance report.

Your complaint will be handled confidentially.

We take all disturbance reports very seriously and do our best to reduce disturbances. In each case, we immediately contact the residents concerned. Read how disturbances are handled here.

The use and grow of drugs is prohibited by Finnish law and NAL Asunnot doesn’t allow this in its dwellings and property areas under any circumstances. All cases are reported to the authorities and the landlord will take action to end the tenancy agreement.

Maintenance of the apartment and repairs

Cleaning and maintenance instructions

The tenant is responsible for maintaining the condition of the apartment.

Please get to know to the maintenance instructions for the apartment. List of responsibilities tells you, who is responsible for taking care of different tasks in the apartment.

You should also know what constitutes normal wear and tear in the apartment and what does not.

Please note, that if a tenant does not take care of their apartment, they may be liable to reimburse the lessor for damages to the apartment or costs arising from cleaning the apartment at the end of their tenancy.

Problems with apartment/common areas.

If there is something wrong with the apartment or the building’s common areas, the tenant must be in contact with the maintenance company. Fill in a fault report or contact the maintenance company directly. Urgent maintenance problems such as water damage must be immediately made to the maintenance company, regardless of the time of day.

Repairs

Residents need to ask permission for any repairs from NAL Asunnot.

Good indoor air

The apartments are equipped with a ventilation system that maintains the quality of the indoor air. The ventilation channels remove stuffy air and replace it with fresh air.

The ventilation channels are connected to the apartment through ventilators. Do not block, close or change the position of these ventilators! This will interfere with the ventilation. The air in the apartment may become unhealthy to breathe and lead to the creation of mold.

Wipe the dust off of the exhaust and input ventilators regularly.

When using the shower or cooking food, turn the extractor fan on at full speed.

Humidity decreases the quality of the indoor air and thus it is best to avoid taking long showers as they can increase the humidity in small apartments. Dry out the bathroom carefully after use and avoid drying large amounts of laundry in the apartment at once.

Temperature in the apartment

If your apartment feels cold:

Please note, that during Autumn, when the outside temperature varies, the heating system cannot react to all of the changes and does not yet start to heat fully yet. When the outside temperature settles to cold, the heating starts to work slowly.

If the weather has already been cool for some time, but your apartment still feels cold, please check these:

  • Measure the temperature.

People feel the temperatures differently and a cold radiator does not automatically mean that the temperature in the apartment is cold. The recommendable temperature during the colder months is approx. 20 to 22 degrees celcius. You should measure the temperature a little more than one meter above the floor, away from windows and outer walls.

  • Check the radiators

If the temperature is less than 20 degrees celcius, check whether the radiators work. Make sure that the radiators are not covered by heavy curtains or furniture that prevent the circulation of heated air and thus interfere with the functioning of the thermostat. Check also that the adjustment knob is turned to its extreme position (for example, if the maximum setting is three, make sure that the knob is turned beyond three).

If your apartment feels hot:

Make sure that the ventilators are not dusty, closed or blocked by anything that would prevent air flow.

Keep your windows and doors closed during the day when it’s hot outside.

Ventilate the apartment during the coolest time of the day. If possible, open windows on different sides of the apartment to create a draft.

Close your curtains and lower your blinds for the day. Close the blinds so that the plump side is left facing outwards so that they reflect more sunlight away from your apartment.

Minimize the use of electrical devices. Electrical devices heat the air around them, so avoid using the oven, for example, and turn your TV and computer off when you don’t need them.

As humidity makes the air feel hotter, avoid taking long showers and drying a lot of laundry inside your flat.

If the temperature of your home sticks at 32 degrees despite these tips, contact our customer service and we can think about how we can help you together! Measure the temperature from the middle of the apartment, about 1,5 meters from the floor.

Pest control

Pests can include food pests (such as pharaoh ants and grain beetles), fabric pests (such as clothes moths and carpet beetles), and rodents (for example rats and mice).

Careful and regular cleaning, timely removal of garbage, and maintenance of general hygiene keep pests away. In particular, pay attention to the cleanliness of shelves, floor trim, and cabinets.

If you notice pests in your apartment, take photographs of them and contact the property manager immediately.

Switching apartments, Shared living & Subletting

Switching apartments

Primarily, you cannot switch your apartment unless it is necessary due to changes in the size of your family or you get a new job or study place that is far away from your current apartment. Even in the cases mentioned above, moving to another apartment is case-specific and depends on the current availability of apartments. Before moving to another apartment, the tenant must have been living in the current apartment for at least one year.

If you are interested in switching your apartment, please fill out apartment application. Choose in the application that you are already a resident and tell why you want to change apartments. We will be in contact with you if we can offer you a new apartment.

Moving in with a partner or friend

Another person can move into the apartment if they are in a relationship with the tenant.

A friend can only move in as a subtenant. Subletting means that the actual tenant rents a part of the apartment to another person. In this case, the apartment must have a separate room for the subtenant. This means you cannot have a subtenant in a studio apartment.

If there is a subtenant in the apartment, the main tenant is still responsible for paying the rent and maintaining the condition of the apartment. If both roommates wish to make the subtenant a party to the primary rental agreement, meaning that both tenants are equally responsible, the normal tenant selection process will be followed. This means that the subtenant will have to submit an application and is asked to provide the same supporting documents as other applicants.

Anyone moving into the apartment must make a written notice of arrival to the landlord (asiakaspalvelu@nalasunnot.fi) and the maintenance company. In the event of lost keys, the maintenance company will only open the door for occupants who are officially registered as living in the apartment. The notice of arrival must include the occupant’s personal details, the address and number of the apartment and the date of moving in. All occupants must also pay a separate water fee.

Sublease

Sublease means that the main tenant will rent the apartment to another person. Sublease is possible, when the main tenant moves to another locality or abroad for the purpose of study or work. Main tenant is responsible for the apartment and the rent payment, even if he subleased the apartment.

The tenant should always ask permission from the landlord to rent the apartment further. Sublease agreement is an agreement between main tenant and the sublessee, of which it is good to provide a copy to the landlord. Sublease agreement cannot be longer than the main rental agreement and not for an indefinite period. NAL Asunnot gives permission to sublease the apartment usually for a maximum of six months.
